Redevelopment of shopping areas
The real estate portfolio of Marcan Vastgoed mainly consists of retail properties dating from the reconstruction period of Rotterdam. These retail properties had received little attention since their construction. Marcan has implemented the policy, and taken the lead in this, to completely renovate and redevelop the properties. In this process, not only cosmetic renovations were carried out, but the shell was also fully renovated. This policy has ultimately resulted in a better and attractive use of the retail properties, particularly on the Meent, Pannekoekstraat, Goudsesingel, Mariniersweg and the Hoogstraat.
Necessary concept development and industry policy
The policy of Marcan Vastgoed is to create sustainable streets with good traffic and a high-quality consumer. When Marcan purchased the portfolio, this was not yet the case. Policy and investments were needed to get the real estate to its current state.
To improve the area to what it is now, as mentioned, the necessary investments and sector definition are required. Having a broad portfolio means that we can determine in which area a potential tenant fits best, in collaboration with the Municipality of Rotterdam, the real estate agency and tenants. Marcan has an advisory role in this, but also likes to be surprised by innovative tenants and entrepreneurs with a strong vision. The implemented policy of Marcan is therefore becoming increasingly visible over the years. It requires a policy of purchase and redevelopment and the careful study of the traffic in an area. This can differ per street or part of a street.
Maintaining and improving attractive shopping areas requires attention and commitment. It is an ongoing process in which Marcan Vastgoed maintains close contact with the Municipality of Rotterdam and other stakeholders.
Marcan uses its expertise in commercial real estate to carry out renovations that showcase properties to their full potential, and to take the lead in creating shopping areas where future entrepreneurs will want to establish themselves.

Sustainability and Energy Labels
Marcan Vastgoed strives to make its real estate portfolio as energy-efficient and sustainable as possible. As a result, all commercial spaces currently have an energy label A or higher. In collaboration with Owners’ Associations and other owners, we are committed to further increasing the sustainability of complexes, such as installing green roofs and investing in insulation. Thanks to this collaboration, Marcan is increasingly given the opportunity to contribute to sustainable projects and make its properties future-proof.
Marcan Vastgoed has a VSME report available for the calendar year 2025. This report highlights ESG themes such as Energy and Greenhouse Gases, Material Use, Circular Economy, Waste Management, and Biodiversity.
